why use an architect?

The main role of an architect is to bridge the gap between client and contractor. Structural engineers can provide drawings for any building that has a certain function. When a client prefers to elevate that function by modifying the aesthetics, an architect brings design experience and construction knowledge together in order to make a vision a reality. Architects are especially knowledgeable in building codes. In order to build a design, not only does it need to be structurally sound, but it must also abide by the building codes for the municipality where it is being built. Architects build relationships with local consultants to make sure the design is not only catering to client wants and needs, but also to the limitations of the land it is being built upon. This way, the final design can receive the proper permitting for a client’s contractor to build.


how much will it cost?

With current market changes, the cost of building is at an all time high. That said, the cost of using an architect will depend in large part on the following: whether or not it is a renovation or new construction, whether or not there are environmental constraints, and whether or not the client is clear about what they want going into the project. Because of this, our fees can range from 10% to 20% of the cost of construction.

how long will it take?

While building costs are high, many are currently in the process of building or trying to build. Our current lead times are between 4-6 months to begin new work. Depending on the size of the project, the specifications by the client, and whether or not there are any major schematic changes made along the way, receiving construction documents for permit submittal can take 3-6 months after work begins. This does not necessarily include waiting for approval by the governing body, nor changes that may need to be made according to any comments received.
